Where does the valuation data come from?

The property valuation is based on data from Value AG - a leading German provider for property valuations. Value AG also supplies banks for loan-to-value calculations.

The data consists of:

  • 20% transaction data (actual sale prices)
  • 80% market data from portals like ImmoScout24, Immowelt, etc.

The database is updated monthly.

How accurate is the valuation?

The valuation provides a price range (min/max) as well as an average value. The accuracy depends on several factors:

  • Location: In metropolitan areas with many comparable properties, the valuation is more accurate
  • Property type: Standard properties (apartments, houses) are more comparable than special properties
  • Data input: The more details provided, the more precise the valuation

For maximum accuracy, fill in all optional fields: garage, number of bathrooms, renovation year, etc.

Why do values differ from other tools?

Differences from other valuation tools (e.g., leadmarkt.ch) arise from:

  1. Different input fields: fluss.ai specifically asks for more data (garage, second bathroom, etc.)
  2. Different algorithms: Each provider weights factors differently
  3. Data freshness: Monthly updates vs. older data sets

With the same input data, Value AG delivers consistent results.

Does the valuation work abroad?

The Value AG valuation is only available for Germany.

For foreign addresses, fluss.ai uses comparable properties from international platforms (Idealista, Zillow, etc.). This method is less precise.

Can I adjust the valuation?

The automatic valuation cannot be manually overwritten. However, you can:

Yes, each valuation is saved with the lead. You can find all details in the lead overview:

  • Price range (min/max/average)
  • Input data used
  • Valuation timestamp

Problems with address recognition?

Sometimes an address is incorrectly recognized (e.g., as foreign instead of German). In this case:

  1. Check the recognized address in the lead detail
  2. Contact support with the lead ID
  3. The valuation can be manually corrected

Address recognition uses Google Maps Geocoding. Errors may occur with unusual addresses or new street names.
